Why should I buy a new home instead of an older home?
New construction offers several advantages over buying a used home. With a new Rockford home, you get quality new building products, the latest technologies and a home that’s backed by a structural warranty, builder warranty and manufacturers’ warranties.
Secondly, older homes were built for yesterday’s lifestyles. In the industry, it’s called “functional obsolescence,” so an older home generally has a much lower resale value. Rockford home designs reflect the way you live today, which pays dividends should you ever decide to sell.
Also, there is no “waste” in purchasing a new home. An older home may have features you don’t want, but are tacked onto the asking price. That same home is likely not to have some of the features you do want. When you build a new Rockford home to suite your taste in design and style, you pay for what you want—not what you don’t want.
Finally, with a new Rockford home, below market interest rates have been pre-arranged through our preferred lenders. These interest rates are much, much lower than the rate you would get on a used home. By offering rates far below the market interest rate, you are able to enjoy a lower monthly investment, greater borrowing power, and better appreciation.
Why should I consider Rockford Homes?
Rockford Homes has been in business for 25 years in the Columbus area. Rockford is a family-owned company who builds homes for families, not stockholders. Our bankers tell us that we are among the top private homebuilders in the Midwest in terms of operations and financial strength. What that means to you is that Rockford Homes is a builder who will be there for you throughout the building process and beyond. In fact, approximately one third of our business comes from repeat and referred customers.
How long does it take to build a new home?
On average, the building process takes about 180 days from contract to completion. The actual build time is approximately 120 days. The additional 60 days is needed for loan approval, structural selections, color selections and obtaining a building permit. Your Rockford construction supervisor will keep you updated on the progress of your home at every phase.
If you need to move in quickly but still want a new home, Rockford Homes offers ready-to-move-in inventory homes in nearly every community. Often, you can choose your colors and add your finishing touches. To see the inventory homes currently available, click on the Inventory Homes button and select the area you’re most interested in.
Are the lot and landscaping included in the price?
Every Rockford home is priced with the lot and standard landscaping included. All you have to do is move in and enjoy.
Will you build on my lot?
If you already own a lot, Rockford Homes will consider building your home under certain conditions. First, the lot must be located near one of our communities. Second, we must have the professional staff available to ensure the quality construction of your new home. If you see a floor plan on this website that you’d like us to build on your lot, simply contact us and provide a detailed map of your home site. We will verify the availability of construction personnel and the acceptability of the lot location and respond to you promptly.
Can I change or modify the floor plans?
Absolutely. In fact, we consider our flexibility in making changes to be one of our greatest advantages in achieving the high levels of customer satisfaction, repeat business and client referrals Rockford is known for. What we cannot do is completely redesign the plan or incur major structural expense. Bumping out walls, expanding the garage, adding windows, changing interior/exterior details—these are just a few examples of the of changes you are welcome to make to your Rockford Home. We are happy to help with the minor adjustments that make our house, your home.
Do you offer basements?
Every Rockford single family home features a standard partial basement at no extra charge. Our condominiums vary by design; some have basements, other’s do not.
Can I really buy a home with no money down?
Yes. There are FHA, VA and Conventional loan programs to meet your financial and housing needs. These are legitimate programs available to all buyers—not just “first time” buyers. Your Rockford new home consultant will be glad to refer you to one of our preferred lenders who will assist you in determining the best program for your specific financial needs.
Do you have a contingency policy if I have a house to sell?
Having a home to sell should NOT delay your decision to invest in a new home. Rockford has developed different programs to address this common situation. These programs allow you to purchase at current pricing and discounts while you are selling your existing home. Ask your Rockford home consultant for details.
